Explore a scope and request a reviewed quote. Coastal confirms service availability, qualified trade partners, site conditions and final pricing before a proposal.
FLOORING
Floor leveling and preparation
Prepare an uneven substrate to receive the selected flooring without treating a surface correction as a structural repair. A site review establishes high spots, low areas, moisture conditions and the needed depth of correction.
Measure each room and subtract areas outside the work. Record the perimeter separately for trim; layout waste is added to material area, not installation area.
Typical scope to confirm
Survey flatness and existing materials
Define patching, grinding or leveling areas
Coordinate primer and curing with the flooring system
Make it specific to your project.

SCOPE-SPECIFIC PRICING
Your scope sets the price.
Published floor-repair totals mix cosmetic leveling with structural work; a measured depth and substrate-specific material takeoff are needed. A numeric range is withheld until the scope and relevant costs are known.
A planning reference for this service only. Selections, local labor, access, quantities and existing conditions need Coastal’s review. Do not add overlapping whole-project and component ranges.
Confirm the written scope and responsibility for each item.
Allow for these separately
Foundation stabilization
Joist replacement
Unidentified hazardous material removal
Any work not listed in the eventual written proposal
KNOW WHAT COMES NEXT
From first idea to finished work.
Plan the scope
Measure level changes and identify the cause before adding leveling material.
Prepare and approve
Check moisture and substrate, plan furniture moves and prepare the base.
Complete the work
Install underlayment and flooring in the manufacturer’s required sequence.
Review and close out
Finish edges, clean the surface and explain return-to-use and care.
Planning & preparation
1–4 weeks
Work on site
1–3 working days
Illustrative planning allowance for the stated scope, not a promised start or completion date. On-site time starts after approvals and materials are ready; procurement, inspection waits, curing and discoveries can extend the calendar.
Area and furniture handling · Moisture, leveling and subfloor repairs · Product acclimation or adhesive cure
PERMIT PLANNING
Usually cosmetic work
Usually a finish-only scope when the structure, room use and utilities stay unchanged. This is a starting classification, not an address-specific exemption; confirm any related regulated work before starting.
Opening walls or changing structural support
Moving or adding wiring, plumbing or ventilation
Historic exterior restrictions or regulated-material removal
ENGINEERING & DESIGN
Confirm design requirements
Review the load path, existing supports and proposed changes before work. An engineer may be needed for nonstandard spans, added loads, damage or a reviewer-requested design; a permit alone does not mean every detail needs engineering.
Load-bearing changes or uncertain framing
Nonstandard spans, concentrated loads or damaged supports
Soil, foundation or retaining conditions beyond an approved design
Confirm requirements with the city or county responsible for the property before work begins. The address, exact scope and adopted code determine the final requirements.
